And giving the responsibility of his son to his caretaker, he moves towards that place.

Then it is revealed through conversation that Kipps' son and care take had a plan to visit at Kipps' house to meet him after 4 days.

Kipps meets a wealthy businessman on the way.  He used to live at the same location where Kipps was going.

When Kipps exposes the purpose  of his arrival, that businessman tells that he will not get the buyer of Eel Marsh House. It means that house cannot be sold.

Kipps is astonished to hear it but he ignores. At  last he reaches his hotel.

Reaching there, Kipps asks from the allotted room there from the receptionist. He refuses to allot the room but receptionist's wife agrees.

The same room is allotted to Kipps where three little girls had committed suicide after jumping.

Next morning, Kipps meets a person who was tackling all the dealings and the documents of Eel Marsh House.

That person does not please meeting Kipps. He says, It is in vain to come here because he was dispatching all document there.

He hands him over some documents while talking. He tells Kipps that he can catch the train soon for his return. He should immediately leave from here.

But he says to Kipps sending him outside  that his car driver will drop him at the train station without hearing anything from Kipps.

Other villagers also disliked the arrival of Kipps like this person. As they never wanted him to come and discuss about the selling of Eel Marsh House.

But Kipps had also intended to return after the completion of his task. Offering more money to coachman, Kipps asks to lead him towards Eel Marsh House.

Eel Marsh House was situated far away at a desolate place. Its surrounding was unpopulated having not a single house. There was only a graveyard near it.

When Kipps is inside the house, a black shadow is seen at his back side. Turning back, Kipps finds no one.

Ignoring it, he gets busy in his work while discovering the house. He looks at a lady wearing a black dress in the graveyard through a window.

Kipps comes downstairs for seeing that lady but there is no one. That coachman again comes to take Kipps at the evening time.

Returning back to the village, Kipps reveals everything to a village constable who does not take it seriously and he ignores.

Meanwhile, 2 little boys come there catching a girl of their age fellow. They tell Kipps, She has taken something wrong so she is unwell!

That little girl's condition was worst. Kipps calls village constable loudly observing the condition of that little girl.

That village constable  does not come for help and that little girl is dead.

At the same night, Kipps visits that wealthy businessman named Mr. Daily whom he met on the train.

Kipps comes to know there that Mr Daily also had a son who passed away in his young age.

Mr. Daily tells Kipps something about his wife that sometimes she suffers the fits of hysteria  acting mysteriously.

He also reveals a strange fact as he says  in the hysterical condition of his wife, she says that her dead son is trying to contact her through a mysterious power.

But Mr. Daily takes it pointless. He does not care for it and thinks as his wife is mentally sick and talks and acts like this.

At the same night, Mr. Daily's wife again suffers the fits of hysteria and she carves something on the table using a knife.

Seeing it, Mr. Daily knocks her down giving the smell of Chloroform to her. Kipps is shocked observing that photo because that photo was giving a view of female suicider.

Kipps goes to the dealer of Eel Marsh House in the coming day. But he is not at his house.

Kipps glimpses a locked little girl in the basement of house. But that girl says, Leave me alone! And go from here! Seeing it , he comes outside.

Many people block their way standing there when Mr.Daily begins to take Kipps to Eel Marsh House.

Little girl's father blames Kipps for her death who was died in the hands of Kipps. He was blaming Kipps  because he had seen that lady in Eel Marsh House.

And that lady killed little girl. The rest of the villagers also ask Kipps to return back to London but he was not leaving this place.

Mr.Daily takes Kipps at Eel Marsh House crossing his car among the villagers in any way. Kipps says to Daily, He may spend the night here because of his work!

Hearing it, Daily leaves his dog for Kipps. Night falls until they reach the house and he kindles the candles.

Kindling all the candles, Kipps starts reading the placed papers, documents and cards in that house.

Kipps finds a letter in those papers which was for a lady named Alice Arthur who was the owner of this house.

And the sender of letter was not other but her own sister Jennet.  Alice was childless. Calling her sister mentally sick, she had snatched her sister's child from her.

It was also written in the letter that Alice never allowed her sister to meet her child. Jennet said, Alice has snatched her child but the blood relation will remain forever.

Kipps also finds there other letter which was from Jennet to Alice. The cause of the child's death was mentioned in that letter.

Jennet clearly blames her sister Alice saying , she is a killer of her child. It was written in the letter as she could save the life of her child if she wanted it. But she prefers her life than her child.

Kipps also gets the death certificate of that child. And a great secret is also revealed that it was the place of Nursery where Jennet had committed suicide hanging herself.

Everything is crystal clear here. Daily's dog was barking looking at the exit door.

Going outside, he notices that atmospheric condition is not normal. It is raining cats and dogs.

And Kipps sees all the dead children's souls  in the direction of forest who were killed in the village.

Observing it, Kipps returns to the house getting worried. Kipps checks a door at the top floor of house which does not unlock in spite of his efforts.

Then Kipps takes an axe for breaking that door. But he finds the automatically unlocked door returning back.

He observes the rocking chair going inside. As it was as moving as someone is sitting on it. The chair was empty but moving.

A lady suicider is viewed by Kipps when he looks up in the worried condition.  She is disappeared  immediately .

Kipps is frightened seeing it. And a child ghost increases his terror. While escaping, he encounters a black dressed lady coming towards him .

Escaping from her, he locks himself in a room. He notices as the black colour is dominating on the bed and a child ghost is emerging from there.

He is scared coming outside the room. He moves downstairs frighteningly. He goes to main door to go outside then he finds Mr. Daily standing there.

Actually, he was here to take Kipps. Kipps was confused in this disturbed situation that how did it dawn while discovering the house.

He shares all happened events in the house with Daily. But Daily was nor ready to accept it as a truth.

He was not trusting him. As they return back to village, they find the burnt house of Eel Marsh House's dealer.

Kipps faces a mysterious thing when he runs to the basement in order to save the life of that man's little girl.

Jennet's soul was provoking that little girl for suicide. Kipps stops him but that little girl burns herself ignoring him.

Kipps is left astonished seeing it and comes outside. He again moves to Daily's house with him.

Where he again meets Daily's wife and knows that the cause behind Daily's son was drowning.

Meanwhile, Daily's wife suffers the fits of hysteria. Her voice is changed and she says, "She makes us to do it".

Then all children's death is shown who committed suicide when Jennet's soul provoked them to do it.

At the same time, Daily also arrives  there and his wife loses her senses in his arms.

Everything is cleared before Kipps as the black dressed lady is the wandering soul of Jennet.

And the purpose behind all this is to take revenge of the death of her child. Kipps thinks, Why not! we should arrange a meeting between Jennet and her child's dead body!

She will stop victimizing the child after getting the relief. Daily refused his idea saying, It is not easy task!

Because her child's dead body has never been found. Kipps plans to search the dead body of that child in that marsh where he died.

Thinking it, he takes the way to Eel Marsh House. He ties the one side of rope with him while other side with a car. He himself steps in that marsh.

He gets the dead body of that child after a great search. taking the dead body of that child, he places it in that room where he first time had a sight of Jennet's soul.

Kipps had surrounded that dead body with those letters  and cards which were written by her.

Daily faces his son's soul on the ground floor. Pursuing him, he enters a room. And the room door is magically locked after his entrance there.

Daily is frightened and calls Kipps in fear. On the  other side, Kipps was getting worried that Jennet did not come to meet her son.

Then he feels the presence of someone. He observes that all candle lights themselves are blowing out.

He immediately understands as Jennet arrives. Then Jennet's soul really appears and swiftly moves to Kipps. He falls down in fear.

Looking at her child, she is calmed down. He instantly returns back. And Daily comes to Kipps as his room door is unlocked.

Kipps informs Daily that Jennet has left now. So our task is to bury the child's dead body with his mother's dead body.

So this cruelty may stop here. She may get her child and her fire of revenge may extinguish here.

They move to train station after burying the both dead bodies together. Kipps meets there with his son and the caretaker.

Kipps introduces his son with Daily and asks caretaker to bring the tickets to London.

Kipps says, They will not stay here even for a single day and leave for London in the next train.

Kipps was conversing with Daily while caretaker was engaged in buying tickets. So Kipps attention is diverted from his son.

That kid begins to move before the front coming train leaving the hand of his father. Kipps again sees the black dressed lady at a side.

Noticing his kid, he moves forward to save the life of his son. But father and son are crushed by the train at the meantime.

Then Daily looks at the souls of all kids who were dead in the village including the soul of Jennet.

On the other side, Kipps is again shown. Waking up , he meets his deceased wife. And he leaves after taking her.

Both are pleased meeting with each other. Actually, Kipps and his son both were dead. The death of three unite their family and they are happy together.

After their departure, Jennet's soul again appears but she was looking sad now. It was seeming as she is regretful on her doings. And the movie also  completes with this.
